Why Arcadia houses grow mold

Arcadia is a mix of post-war ranch houses and large-footprint rebuilds, and nearly all of it sits on slab rather than a raised foundation. That single fact changes where the water shows up: with no crawlspace to buffer it, moisture arrives at the base of the wall and travels upward through the stucco and the framing that sits on the slab edge.

The source is very often the landscaping. Lots here were graded flat and planted densely, and irrigation runs on a timer through months when no rain falls at all. Spray heads throwing against a stucco wall, or a bed built up above the slab edge, put water exactly where a slab-on-grade house has the least tolerance for it.

The newer large rebuilds have a different problem, which is that they are sealed and air conditioned to a standard the older stock never was. That is good for comfort and unforgiving about mistakes: a blocked condensate line, an uninsulated duct in a hot attic, or a bathroom with an undersized fan puts moisture into an envelope that has very little natural drying capacity.

What an inspection checks first in Arcadia

Slab houses give a different warning

There is no crawlspace here to smell first. A slab-on-grade house tends to present as staining at the base of a wall, or as a section of flooring that never quite dries.

Turn the sprinklers off for a week.

It is the cheapest diagnostic available in this city and nobody suggests it. If a damp patch at the base of a wall improves measurably after seven days without irrigation on that elevation, the problem is outside the house and the correction is a sprinkler head, not a remediation scope. The inspection will tell you whether that experiment is worth running.

Yes, and the scope reflects the volume rather than the age. A large sealed house with multiple zones is more areas to contain and treat, which is one of the things that actually moves the price.
