Why Brentwood houses grow mold

Brentwood spans two quite different situations. The flats sit under the same marine influence as the rest of the Westside, with a drying window shortened by overnight humidity. The canyons, Mandeville among them, do something more particular: they funnel and hold the marine layer, so properties well up a canyon can be damper for longer than properties nearer the coast.

The second source is entirely man-made and very consistent here. Large lots, extensive landscaping and irrigation running on timers through months of no rainfall. Water delivered daily to planting beds against a foundation, or spray heads throwing onto stucco, is a bigger annual volume than the rain is, and it arrives during the season when nobody is thinking about water.

The housing is mixed enough that foundation type is the first intake question. Raised foundations on the older and canyon properties, slabs on much of the newer construction, and a substantial number of houses that have been extended, re-roofed or substantially remodelled, each of which created junctions and changed how the site drains.

Two sources, two different corrections

Marine humidity is managed by improving drying: extraction, ventilation, sometimes dehumidification.

On a large irrigated Westside lot, the annual volume put down by the system exceeds the rainfall comfortably, and unlike the rain it lands in the same places every single day. It is the most under-considered moisture source on properties of this kind, and it is usually the cheapest one on the list to correct.

Sometimes, which surprises people. Canyons trap and hold the marine layer, so a property well inland up a canyon can stay damp longer than one a few blocks from the water with good afternoon sun. Exposure and airflow matter more than distance.

Turn the affected zone off for a week and have the same spot metered again. If the reading drops measurably, the answer is outside the house. It is the cheapest diagnostic available on this housing stock and almost nobody suggests it.

It changes the scope rather than the method. More separate areas means more containments, and treated volume is one of the things that genuinely moves the price. It also raises the stakes on the alternative: a demolition scope on a house this size is a very large construction project.

It is worth checking. Remodels create junctions where new work meets old, change how a site drains, and sometimes seal ventilation paths the original house relied on. The inspection asks what was done and when, because the answer frequently points straight at the source.
