Commercial Mold Remediation/HOAs & Portfolios

One unit’s problem
is the building’s problem.

Shared walls and shared HVAC do not respect unit boundaries, so we scope the whole structure rather than the room with the complaint. Documentation a board or an insurer will accept.

Request a commercial walkthrough

Property managers and boards get a scope for the whole structure, not a quote for one unit. Most requests get a call back the same business day.

How commercial mold remediation is scoped

A complaint in unit 12 is rarely a unit 12 problem. Shared walls, shared plenums and shared HVAC move spores and moisture through a building, so treating the room with the visible growth and stopping there is how the same complaint comes back on a different floor. We walk the structure, map the moisture, and scope the building, then treat per area under containment with the signature five step fogging process, which reaches cavities and chases a hand-applied product never gets to.

Most areas are treated under containment and released the same day, so units come back into service on a remediation schedule rather than a construction one. Where material genuinely has to come out, that is scoped and priced before anybody starts.

Documentation an HOA board will accept

The board packet

  • A written scope for the structure, not a quote for one unit
  • The moisture findings, mapped with meters and thermal imaging
  • Independent laboratory clearance for each treated area: the lab’s numbers, not our certificate
  • Findings a board can review without a site visit; reviewers describe inspector Eddie recording a full walkthrough video for exactly that reason

Who this is built for

HOA boards dealing with a complaint that crosses unit lines, and property managers who need a documented answer rather than a guess and a quote.

Portfolio owners who want one remediation standard across their buildings, and commercial spaces where closing for a rebuild was never an option.

Scoped per building.
Documented per area.

The whole structure gets walked, every treated area gets its own independent laboratory clearance, and the file that lands on the board table did not come from the company that did the work.

Commercial mold remediation questions

Work runs per area under containment, with each space unoccupied during its treatment and reoccupied after it clears. The schedule gets built at the walkthrough around how your building actually operates, rather than a blanket shutdown.

A written scope, the moisture findings, and independent laboratory clearance for each treated area. The clearance is read by a third party lab rather than by us, which is the difference between a contractor saying a job is done and a board being able to show that it is.

Per building, after we walk it. We do not publish prices because an honest number depends on the structure, and we are not willing to guess at a building from a web form. The walkthrough costs nothing and ends in a written scope either way.

It is where it matters most. In an occupied building, every area that has to be opened up means units offline, common areas closed, and a construction schedule nobody budgeted. The fog reaches cavities and chases on its own, so most areas are treated and released the same day. The company’s documentation discipline comes from its Florida insurance work, where every job had to pass an independent assessor.
