What a mold remediation invoice covers
Two quotes for the same house can differ by a multiple, and the difference is usually in what each one assumed about the property rather than in the price of the work. Here is what ours is built from.

Every honest number depends on how much volume goes under containment, how many separate spaces are involved, what is feeding the moisture, and whether any material has to come out.
None of that can be read over the phone, and a number guessed from a web form is a number that changes once somebody arrives.

What actually moves the price of mold removal
These are the variables an inspector is measuring while they walk. None of them can be read over the phone, which is why nobody here will quote over the phone.
Not floor area. A contained attic and a crawlspace are volume too, and they are often the larger share of it.
One bathroom is one containment. A bathroom, an attic and a crawlspace that do not connect are three.
Saturated drywall and rotted framing have to be removed. Between a third and a half of jobs carry some of this.
A slab leak needs a plumber, a roof needs a roofer. That is somebody else’s invoice and we will say so.
A crawlspace you can stand in and one you can barely enter are different jobs with the same square footage.
If the structure is still wet it gets dried to measured numbers before anything is treated.
Why there is no price list on this page
A published range is a marketing number
It has to be wide enough to cover every house, which makes it useless for yours, and it anchors the conversation before anyone has looked at the moisture.
The version of that trick we like least is the phone quote: a figure named from a description, which then only ever moves in one direction once somebody is standing in the room.

When two quotes land, put them side by side and find the construction. The remediation lines are usually closer than they look; the distance between the totals is the rebuild, the dumpster and the weeks somewhere else. That part is a choice, and it is worth knowing it was one.
Mold removal cost questions
No, and the reason is not coyness. Treated volume, the number of separate containments, access and whether anything is saturated are the things that set the number, and none of them can be established from a description. The visit that establishes them is free.
Usually because they assumed different things about the property: how much volume goes under containment, how many separate areas, whether the source has been found, and how much material has to be removed. Ask each one to put those four in writing and the gap normally explains itself. Where material is genuinely saturated or framing has rotted, that section has to come out and our scope carries it too.
Sometimes, and it follows the cause rather than the mold. Growth after a sudden covered event such as a burst line or a storm is often covered; slow seepage usually is not, and many policies cap mold work under a rider. Every job is documented with moisture readings, photographs, a written scope and independent laboratory clearance in the format adjusters expect.
Then that is the finding, in writing, and it costs you nothing. A useful share of free inspections end with no mold work at all: a fan venting into an attic, a crawlspace that needs a vapor barrier, a slab leak that needs a plumber before it needs anyone else.
No. Independent laboratory clearance is how a job closes, so it is part of the job rather than an upsell at the end. If a result is not clean we return and re-treat, and that is not a change order either.
